A BS 9251 Category 2 residential fire sprinkler system was designed and installed for a luxury development comprising 20 high-end flats and 3 townhouses in central Edinburgh. The system is supplied by a dedicated sprinkler pump and storage tank situated in the basement, ensuring reliable performance across all dwellings. Each flat and townhouse includes its own isolation valve and monitored flow switch, fully integrated with the building’s fire-alarm system to provide precise activation signalling and simplified maintenance control. We were delighted to deliver the fire sprinkler package on this prestigious project on behalf of AMA Newtown.

Our largest project to date, we were tasked with designing and installing a residential and commercial fire sprinkler system for the new Bendigo Building PBSA in Nottingham on behalf of our highly valued client Excelsior Services. The category 4 residential system was fed from a combined storage tank and booster set with use of a priority demand valve located inside the basement. Each floor contains it’s own monitored isolation valve and flow switch which is fully integrated with the buildings fire alarm to monitor for fire and fault.
The OH3 commercial sprinkler system for the basement and ground floor amenity spaces was fed from a split storage tank and twin electric pump set situated inside the basement plant room. All alarm valves were situated inside the valve chamber on the ground floor. Each zone contained it’s own zone check valve.
Both the residential and commercial systems ensure the highest level of active fire protection to this large scale student accommodation. Both systems were fully 3rd party certified through IFCC.

3rd Party Certification - IFCCAnother very prestigious project to be involved in right in the heart of our city of Glasgow. This 19-storey purpose-built student accommodation provides amazing views down on to George Square. On this project we designed and installed a residential fire sprinkler system, fed from a combined storage tank and booster set with use of a PDV to feed all residential floors. Each floor contained it’s own residential isolation valve and flow switch which were fully integrated and monitored by the buildings fire alarm system.
We also designed and installed an OH1 commercial fire sprinkler system which was fed from a dedicated split storage tank and a twin electric pump set situated in the ground floor plant room. All alarm valves and ancillary equipment was also situated in the ground floor plant room with each zone being monitored by a zone check valve. All sprinkler monitoring works were also carried out by Qmech. An excellent project to be involved in.
Both the residential and commercial fire sprinkler systems were both fully third party certified through IFCC.

We designed and installed a residential fire sprinkler system and a dry riser to this new purpose built student accommodation in Dundee. The fire sprinkler system was fed from the cold water storage tank and booster set by the use of a priority demand valve. Upon a sprinkler activation, the PDV will close off the water supply to the building and divert all stored water through the sprinkler system. Each floor has its own fully monitored isolation valve and flow switch fully integrated with the buildings fire alarm system.
The dry riser was also designed and installed to feed all 5 floors of the building to enhance its fire safety. Each floor contains its own landing valve to assist the fire brigade in the event of a fire.

An excellent project to be involved in at the home of golf. We designed and installed a category 3 residential fire sprinkler system to feed this luxury care home. Fed from a dedicated sprinkler pump and storage tank situated in the ground floor plant room, this system ensures the highest levels of active fire protection for its residents. Each level contains its own isolation valve fully monitored and integrated with the buildings fire alarm.
Burnland, Westhill Housing Development
This prestigious housing project was a pleasure to be involved in. Working on behalf of our highly valued client CHAP construction, we installed a domestic sprinkler system to feed 12 luxury affordable homes. The BS9251:2021 sprinkler system was fed from an external pump and tank combination unit and each house had their own individual flow switch and isolation valve. All flow switches were interfaced with the houses smoke alarms to provide an alarm in the event of an activation.
As always, all works were 3rd party certified through IFC.
Croy Housing Development
We were tasked with the design, installation and commissioning of a BS9251:2021 domestic fire sprinkler system to feed 15 new build affordable homes in Croy. We worked closely with our client Miller Homes during the design stage to develop the best possible system to suit the site. We opted for an external combination unit which housed both the pump and the storage tank. Fed from an underground pipe network, each house was then fitted with it’s own flow switch and isolation valve which was interfaced with the individual smoke alarm inside each property.
An auto dialler was also fitted inside the pump housing so that in the event of the pump going into fire mode, a phone call is automatically made to an external call centre who then notify the fire brigade of an activation.
Each plot was individually commissioned and one again all works were 3rd party certified through IFC. A great project to be involved in.
Peterson Halls, Dundee
As well as new installations, Qmech Scotland ltd are also more than happy to help with upgrades to existing systems and retrofits. On behalf of Emtec Group, we carried out the sprinkler system alterations and upgrades to the Peterson Halls student accommodation in Dundee. Due to the bedroom layouts changing, the sprinkler system had to be altered to ensure all areas were protected, including the en-suites. We upgraded the system to meet the BS9251:2021 standards and installed Flowatch to ensure the system was fully monitored.
A tough project due to a very tight programme but we made sure we hit every deadline and completed the project within the timescale.

What an excellent project to be involved in! It was our pleasure to work on behalf of Excelsior Services again on this project designing and installing the fire sprinkler system. The system was designed to BS9251:2021 with full Flowatch monitoring throughout and fed from a combined sprinkler and domestic water booster pump and tank by the use of a priority demand valve. This was a great project on behalf of a very valued client. The job was extremely well run from start to finish and as always, the standard of our engineers install was first class. Camphill Avenue, Glasgow
This project consisted of a townhouse conversion to four individual flats. We designed and installed the fire sprinkler system to conform to BS9251:2021. For our valve and component monitoring we used the Flowatch monitoring system which impressed our client. We installed a pump and tank in the designated space in the basement and as always issued an IFC certificate of compliance.
Cunningham Kids Home, Ayr
We carried out the works on this project on behalf of MCW Scotland. This project required us to tee into the existing sprinkler system in the attic space and extend the system to cover the newly built extension. Communication was key for this project and working within a short time frame we managed to drain the system down, install the new pipework into the extension, refill and commission the system all within the timeframe agreed with the staff. As always, our system was signed off with a certificate of compliance from IFC.
Killearn Development
We were delighted to be a part of the development of the old Killearn Hotel. The hotel was converted into 16 new build luxury flats. Our works consisted of the design, supply and installation of a residential fire sprinkler system conforming to BS9251:2014.
Frederick House Student Accommodation, York
We continued our good working relationship with Excelsior Services ltd on this student accommodation project. This project consisted of six blocks of accommodation ranging from townhouses to residential blocks of single dwellings. We installed a residential fire sprinkler system to all blocks fed from a combined sprinkler and water services booster pump and tank. A priority demand valve was installed to ensure that in the event of a sprinkler head activating, all water would be diverted to the sprinkler system. As always, the client was issued with an IFC compliance certificate.
